Investment Philosophies
Fundamentals Over Speculation
Thinking In Decades
Art+Science Investing
Our market has more than its fair share of speculative investors. It’s not that we don’t believe in South Florida’s tremendous growth potential. It’s that we don’t rely on it. We focus on doing two things very well: 1) Acquiring properties with solid fundamentals at a competitive cost-basis and 2) Clinically executing on our value-add strategy. Our investments may not be flashy or particularly newsworthy. But they deliver on value.
In today’s fast-paced world, it’s tempting to prioritize immediate results over long-term success. However, to have longevity in this business, a different mindset must be adopted — one that emphasizes long term results. Thinking in terms of decades rather than months or years not only clarifies present choices but also simplifies them. This long-term approach helps us navigate the volatile markets with greater confidence.
While collecting good data and devising intricate financial models of an investment is a must, it is only half the equation. Intangibles of a property such as aesthetics, desirability to the tenant-base, market timing and general “feel” cannot necessarily be quantified and are considered the Art component of the deal. Understanding both the art and science of any investment is integral to any successful, long-lasting real estate venture.
